For most property agents and developers in Pakistan, the first marketing decision is where to spend: on property portals such as Zameen.com and Graana, or on Facebook and Instagram ads. Both bring buyers, but in very different ways. Here is how they compare, and how to decide what share of your budget each should get.
How portals bring you leads
Portals are search engines for property. Buyers go there already looking, filter by city, area, size and price, and contact the listings that match. You pay for listings and visibility, usually through packages or credits, and leads come from people who found your listing.
- Strengths: high intent, because the buyer is actively searching. Strong for ready properties, rentals and resale in well-known areas such as DHA and Bahria Town phases.
- Weaknesses: your listing sits next to dozens of similar ones, often for the same property, so you compete on price and speed. The buyer is comparing you with other agents in the same scroll. You build the portal's brand, not yours.
How Facebook and Instagram ads bring you leads
Meta ads show your property or project to people who match a profile, such as location, age, interests, or overseas Pakistanis in the Gulf or UK, before they start searching. You pay for the results Meta delivers, and you choose the budget.
- Strengths: no competing listings beside your ad, strong video and photo formats, click-to-WhatsApp conversations, and the ability to create demand for a new project nobody is searching for yet. Every lead and every video view builds your own brand and audience for retargeting.
- Weaknesses: lower intent, so more leads are curious rather than ready. Lead quality depends on qualifying questions, good creative and fast follow-up.
Side by side
| Property portals | Facebook & Instagram ads | |
|---|---|---|
| Buyer intent | High: already searching | Lower: you reach them first |
| Competition on the page | Many similar listings side by side | Your ad alone |
| New projects and launches | Limited until people know the name | Strong: creates demand |
| Overseas Pakistanis | Those who already search portals | Targeted by country and interest |
| Who owns the audience | The portal | You: leads, viewers and followers |
| Best for | Ready houses, resale, rentals, known areas | Launches, projects, plots, branding, overseas buyers |
Which should you choose?
- Individual agents with resale stock: keep your best listings on portals, where buyers search, and add a small Meta budget for your strongest listings and click-to-WhatsApp ads, so you are not only competing on portal price.
- Agencies building a name: portals for steady enquiries, plus regular Meta campaigns so buyers come to you directly and you build a following you own.
- Developers and housing society launches: mostly Meta ads, because buyers cannot search for a project they have never heard of. Add portal listings once the name is known. Our guide to marketing a housing society project covers launch campaigns in detail.
Measure both the same way
Compare portals and ads by cost per site visit and cost per booking, not cost per lead. Portal leads are often fewer and warmer; ad leads are often more and cooler. Record the source of every lead, call each one back quickly, and after two or three months the numbers will tell you where your next rupee should go.
