Developers and agencies in Islamabad and Rawalpindi usually ask the same question before their first campaign: should we spend on Facebook or on Google? The honest answer is that they do different jobs. Facebook and Instagram find buyers before they start searching. Google catches buyers while they search. Most property businesses get the best results by using both, in the right proportion for their project.

How Facebook and Instagram find property buyers

Meta's ads show your project to people who match a profile: their location, age, interests and behaviour. They were not looking for a plot when they saw your ad, but the ad gives them a reason to look.

  • Strengths: large reach, low cost per lead, strong video and image formats for walkthroughs and site photos, and click-to-WhatsApp ads that suit how Pakistani buyers like to talk.
  • Weaknesses: intent is lower, so more leads are curious rather than ready, and lead quality depends heavily on qualifying questions and fast follow-up.
  • Best for: project launches, building an interest list, new housing societies, overseas Pakistanis and any listing where seeing the property is what creates the desire.

How Google finds property buyers

Google Search ads appear when someone types what they want: a society name, a phase, “5 marla plot” with an area, or “house for sale” with a sector. These people are already looking, which makes them the highest-intent buyers you can pay to reach.

  • Strengths: high intent, buyers who already know what they want, and strong results for well-known names such as established societies and phases.
  • Weaknesses: the number of searches is limited, so volume is lower, each click usually costs more, and a brand-new project with no name recognition gets few searches at first.
  • Best for: established societies and phases people search for by name, ready houses and possession plots, and agencies that want fewer but more serious enquiries.

How to split your budget

There is no single right split, but these starting points work for most property campaigns in the Twin Cities. Adjust after the first month based on which leads actually answer, visit and book.

  • New project or society launch: mostly Facebook and Instagram to create demand, with a small Google budget on the project name as awareness grows.
  • Established society or phase: a more even split, because people already search for the name on Google.
  • Agent with a few listings: start with Facebook and click-to-WhatsApp ads; add Google later for the areas that bring the best buyers.
  • Selling to overseas Pakistanis: Facebook, Instagram and YouTube by country, with video walkthroughs doing the work of a site visit.

What matters more than the platform

Whichever platform you choose, three things decide whether the campaign makes money:

  1. Speed of follow-up. A lead that waits a day has usually spoken to another dealer. Reply within minutes, on WhatsApp if that is what the buyer prefers.
  2. Qualifying questions. Ask for budget, preferred area and property type before the lead is submitted, so your team calls serious buyers first.
  3. Measuring bookings, not leads. Cheap leads that never answer are expensive. Track which campaigns lead to site visits and bookings, and move budget there each week.

We explain the follow-up side in detail in our guide to Facebook lead ads and WhatsApp for real estate.

Getting started

If you are not sure where your buyers are, start with a small test on both platforms for four to six weeks, then let the results decide. Our Property Agent package (PKR 30,000 a month) covers Facebook and WhatsApp campaigns for agents, and Property Leads (PKR 75,000 a month) runs Facebook and Google together for developers and agencies, with local and overseas audiences. Ad spend is paid separately, directly to Meta and Google.
