Most property buyers in Pakistan would rather send a WhatsApp message than fill in a long form or wait for a call. Facebook and Instagram ads that connect straight to WhatsApp, or lead forms whose details reach your team within minutes, are often the fastest way for developers and agents in Islamabad and Rawalpindi to get real enquiries. This guide explains the options, how to set them up and how to keep lead quality high.
The two main options
Click-to-WhatsApp ads
The ad opens a WhatsApp chat with your business number, often with a pre-filled first message such as “I'm interested in plots in this project.” The buyer starts the conversation, so intent is usually higher, and your team can answer questions, share the payment plan and send location pins straight away.
Best for: agents and developers who can answer messages quickly, projects where buyers have many questions, and overseas Pakistanis who already use WhatsApp to talk to family and agents back home.
Instant lead forms
The ad opens a short form inside Facebook or Instagram, pre-filled with the person's name and phone number. It is easy to complete, so you get more leads, but some will be less serious because submitting takes only a tap.
Best for: building a large interest list before a launch, projects with a clear single offer, and teams that call or message every lead within minutes.
Many campaigns use both: lead forms to build volume and WhatsApp ads for buyers who are ready to talk.
Setting up for success
- Use WhatsApp Business on a dedicated number, connected to your Facebook page, with a business profile, address and working hours filled in.
- Prepare quick replies for the questions you get every day: price, plot sizes, payment plan, location, approvals and site visit timings.
- Set an automated greeting so every new chat gets an instant response, followed by a real person as soon as possible.
- Install the Meta Pixel and conversion events on your website so Meta can learn which people become leads and find more like them.
- Decide who owns each lead and how fast they must reply. Speed matters more than almost anything else in property sales.
Writing lead forms that filter out time-wasters
A lead form with only name and phone brings volume but little information. Adding one or two short questions improves quality without hurting results too much:
- Which plot size or unit type are you interested in?
- Are you buying to live or to invest?
- When are you planning to buy?
- Are you currently in Pakistan or overseas?
Use Meta's “higher intent” form type, which adds a review step before submitting. It slightly reduces the number of leads but usually improves how many answer the phone.
Targeting buyers in Islamabad, Rawalpindi and overseas
- Local buyers: target Islamabad, Rawalpindi and nearby areas, and let Meta's algorithm find interested people rather than relying on narrow interest lists.
- Overseas Pakistanis: run separate campaigns for the Gulf, the UK and other countries, with messages about remote buying, documentation and video tours.
- Retargeting: show follow-up ads to people who watched your videos, visited the landing page or started a chat but did not finish.
- Lookalike audiences: once you have enough real buyers, upload them (with consent) to build audiences of similar people.
Creatives that work for property
- Real drone and site footage rather than only computer renderings.
- The payment plan and booking amount stated clearly.
- The location shown on a map with travel times to familiar landmarks.
- The developer's name and completed projects, which build trust.
- Short Reels and Stories versions of every ad, since much of the attention is there.
Test several angles at once and keep the ones that bring the cheapest qualified leads, not just the cheapest clicks.
Following up fast
The biggest leak in most real estate campaigns is slow follow-up. A buyer who enquires about three projects will usually go with the one that answers first and explains clearly. Aim to reply within five minutes during working hours, send the key details on WhatsApp, and offer a site visit time. Leads that do not respond should get a polite follow-up the next day and again a few days later.
Once volume grows, a simple CRM with WhatsApp integration keeps track of every lead, shows who has been contacted and stops buyers falling through the cracks.
Measuring results
Track more than cost per lead. The numbers that predict sales are:
- The share of leads who reply or answer the phone.
- How many leads book a site visit.
- How many visits turn into bookings, and the cost per booking.
- Which ads, audiences and form types bring the best buyers.
Review these weekly and move budget towards what produces bookings. This is how we reduced cost per lead by 37% for an Islamabad real estate project.
