Choosing a marketing agency is one of the biggest decisions a developer or property agency makes. The wrong choice costs more than the fee: months of ad spend, leads that never answer and a launch window that does not come back. These ten questions help you compare agencies in Islamabad and Rawalpindi on what actually matters.
1. Who will own the ad accounts and the data?
Your Facebook ad account, Google Ads account, page, pixel and lead lists should be in your business's name, with the agency given access. If an agency runs everything from its own accounts, you lose your history, audiences and leads when you leave.
2. Is the ad spend separate from the fee?
Ask exactly how much of your money goes to Meta and Google and how much to the agency. A clear agency shows the fee separately and lets you pay ad spend directly to the platforms, so you can see every rupee spent.
3. How will you measure lead quality, not just lead count?
Cheap leads are easy to produce. Ask how the agency will track which leads answer, visit the site and book, and how often they will review this with your sales team. Weekly reviews are a good sign.
4. What questions will the lead forms ask?
Qualifying questions such as budget, property type, preferred area and buying timeline filter out time-wasters before they reach your team. An agency that suggests no questions is optimising for volume, not bookings.
5. How fast will leads reach my team?
Leads should reach your team within minutes, by WhatsApp, email or a CRM. Ask how leads are delivered and who is responsible if they arrive late.
6. Have you marketed projects like mine?
A housing society launch, a DHA resale agency and a commercial building need different campaigns. Ask for examples of similar work and what changed for the client, and be wary of results with no detail behind them.
7. Which platforms will you use, and why?
A good agency explains its choice: Facebook and Instagram to create demand, Google for buyers already searching, YouTube for walkthroughs, separate campaigns for overseas Pakistanis. “We just boost posts” is not a strategy. Our guide on Facebook vs Google ads for real estate explains the difference.
8. What will I see every month?
Ask to see a sample report. It should show leads, cost per lead, lead quality, what was tested and what will change next, in plain language, not only screenshots of reach and likes.
9. What is the contract and notice period?
Paid ads need a few months to optimise, so a three-month minimum is reasonable. Long lock-ins without a clear exit, or fees that rise without notice, are warning signs. Ask for prices in writing before you start.
10. Will you advertise only what is true?
In real estate, ads that exaggerate approvals, locations or returns bring angry buyers and damage your name. A responsible agency writes ads that state approval status, location and payment plans accurately, even when that means fewer but more serious leads.
Red flags to watch for
- Guaranteed numbers of leads or sales before they know your project
- Refusing to give you admin access to your own ad accounts
- No published or written prices
- Reports that only show reach, impressions and likes
- Pressure to sign a long contract on the first call
